CDL pricing strategy

CDL has always been reasonable with their starting prices. An excellent balance between quality provision vs pricing. So far all CDL projects have been profitable due to quality and ideal entry price. CDL's track record is reliable in ensuring strong consumer reputation and price sustainability

Q: What Are the upcoming developments In Toa Payoh?

NORTH SOUTH CORRIDOR MASTERPLAN

Expected to be completed in phases from 2027, the North-South Corridor (NSC) is a multi-modal transportation corridor comprising of NSC Expressway (Viaduct and Tunnel) that will enhance connectivity from the northern region to the city, serving towns such as Sembawang, Yishun, Ang Mo Kio, Toa Payoh, Novena and Rochor. It will help to relieve north-south traffic and to enhance the Walk-Cycle-Ride (WCR) experience for wider footpaths, cycling paths, bus priority measures, as well as more communal and green spaces.

SPORTS AND HEALTHCARE FACILITIES
The proposed sports facilities in the development include swimming pools, indoor sports halls as well as sheltered tennis, futsal and netball courts. There will also be a gym, fitness studios and a football stadium & plans for the integrated development to house the national training centres for aquatics, netball and table tennis.

UPGRADED TOWN PARK
Toa Payoh Town Park will be "rejuvenated" with new amenities and enhanced greenery with landscaping of the new regional park shaped around the existing terrain retaining its heritage characteristics and lush vegetation with more native trees and shrubs planted in the entire hub.
In Toa Payoh, a site that is about 78,500 sq m in size has been earmarked for residential use, with commercial amenities on the first storey. Its allocated plot ratio is 4.7.

This site is right by Caldecott station, which is an interchange between the Circle and Thomson-East Coast MRT lines.
It was formerly partially occupied by industrial properties that were demolished in 2017, after being used by technology company Philips.

Analysts said the site can yield between 2,800 and 3,500 flats, or 4,000 to 4,200 condo units.
Given the site’s size, it can hold between four and six projects by private developers, two to three public housing projects, or a combination of both.

With a ground floor of developments on the site zoned for commercial use, it can serve as a town centre for residents of the Caldecott area. The site will attract strong interest from private developers if it is sold for condo use, due to its development potential and proximity to Caldecott station.
