Transaction numbers dropped after the ABSD was raised in 2021's cooling measures and again in 2023's raising of ABSD for foreigners from 30% to 60%. Even though transaction volumes were steadily lower, the prices remained resilient with new launches seeing a drop in price due to foreigner ABSD increase. This 2023 cooling measure has led to a huge increase in foreigners applying for Singapore PR status in 2024 to save on ABSD. I expect to see a lot more Singapore PRs being approved soon and entering the real estate market in 2025 and beyond
As above, even with higher interest rates + demand ⬇️ due to cooling measures, prices continue to ⬆️ as sellers are unwilling to lower prices (especially resale). New launch prices saw a slight ⬇️ in 2024
